What is an EPC?
The EPC, or Energy Performance Certificate, provides you with two ratings for your property. The first one rates the EFFICIENCY of the property in energy consumption terms. The second one tells you the rating of the property regarding its ENVIRONMENTAL impact by calculating its carbon dioxide emissions. The EPC displays the expected energy use, carbon emissions and approximate fuel costs for the home and suggests recommendations to improve the overall energy efficiency thus saving you money. Landlords have an obligation to produce an Energy Performance Certificate (known as EPC for short) when renting a domestic dwelling. The EPC must be in place when the property is advertised and must be shown to tenants and prospective tenants. HOW WE PRODUCE THE EPC . . .
To produce an EPC we have to gather information around the house. The information we look at comprises amongst many parameters, floor area, perimeter measurements, the type of windows, Low energy lighting, the type of space and water heating appliances present, loft insulation and some of the characteristics of the building that determine the heat loss of the home, such as solid brick or cavity built walls.
How you can help . . .
To produce an accurate EPC we need some information about the home that is not always possible to gather in the property. One of the most important elements of the EPC is to know when the house was built, as different building ages have different thermal performances. If the house has been modified or had extensions built at a later date than the original building, then we need to know when these works were carried out. If you have replaced the windows with double-glazing, the year when that was done is significant too, as is any change of boiler or addition of any kind of extra insulation. Obviously we will need access to the house perimeter and to all rooms. Pricing and delivery . . .
