The EPC, or Energy Performance Certificate, provides you with two ratings for your property.

The first one rates the EFFICIENCY of the property in energy consumption terms.

The second one tells you the rating of the property regarding its ENVIRONMENTAL impact by calculating its carbon dioxide emissions.

The EPC displays the expected energy use, carbon emissions and approximate fuel costs for the home and suggests recommendations to improve the overall energy efficiency thus saving you money.

Whether you are selling or letting a property an Energy Performance Certificate is required. While HIP's have now been phased out by the Government, the EPC must be in place if you are marketing a property. Properties marketed without an EPC are liable to a £200 fine.

To produce an accurate EPC we need some information about the home that is not always possible to gather in the property.

One of the most important elements of the EPC is to know when the house was built, as different building ages have different thermal performances.

If the house has been modified or had extensions built at a later date than the original building, then we need to know when these works were carried out.

If you have replaced the windows with double-glazing, the year when that was done is significant too, as is any change of boiler or addition of any kind of extra insulation.
